What Basic Things Should I Look for During My Apartment Inspection?

Before you agree to sign a lease and move into a new apartment, you need to take the time to complete a tour and see the shape of that unit. This will help you get a good idea of what wear and tear is already there and what damages you should look out for ahead of time. You can do this inspection with the landlord, taking pictures and documenting all that you find along the way. Some of the basic things that you need to check out, regardless of the size of the apartment, include:

 

# Electric: Go through and turn on and off all the lights and plug something into the outlets to see if they work. You can also check the fans in the kitchen and bathroom to ensure that nothing is out of place or not working. 

# Windows: Look to see whether the windows are still intact, which means that you do not have any broken glass, or some cracks that can cause trouble. Make sure that the windows can lock well so no one is able to get inside.

# Flooring: Look at the flooring. If there is carpet, check that there are no rips or stains in them. If there is wood, check for water damage or scratches. For the tile, look for signs of mold and chips inside of it. 

# Doors: You need to check all of the doors around the unit to make sure they work right and all have handles. Any outside doors should have functioning locks to avoid someone getting in when you aren’t home. 

# Heating and cooling: You don’t want to move into a unit that can’t keep warm in the winter and cold in the summer. Turn both of these on to see whether they work and insist they get fixed before you decide to make this unit your home. 

# Walls and ceilings: You need to look at the ceilings and the walls during this inspection. This can seem like overkill, but it can help you figure out if there is water damage or any cracks, stains and mold that should concern you.
